Terms & Conditions

Booking. A provisional booking date may be held for four days pending receipt of a completed booking form and full deposit or payment, as appropriate. Only persons named on the booking form are allowed on the property grounds and in the house. Florida State Law prohibits subletting, sharing or assigning. Any person not shown on the booking form will be asked to leave. Our Florida State Lodging Licence permits a maximum of 8 people staying in the villa.

Deposit. A booking deposit of £100 per week, or part week, is required with the completed booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable, but will be deducted from the full rental amount due.

Balance due. At the time of confirmation, an invoice will be issued showing the balance due. This is payable eight weeks prior to the rental start date. Bookings made within eight weeks of rental start date are payable in full at the time of booking. Full details and directions for location of the villa and entrance codes will be sent to you after full payment has been received, usually 3-4 weeks before your arrival date.  

Non payment of balance. The owners reserve the right to cancel the booking if payment is not received by the due date.

Payment types. Our preferred payment is by UK Bank Transfer, but can accept payment by personal cheque (£ Sterling) subject to sufficient time to clear the cheque, usually 7 working days for £ Sterling. We also accept payment via PayPal for which we charge an additional 3% on top of the total value due as a receiving fee.

Cancellation charges. The guest may cancel the booking at any time after it has been confirmed. The person who signed the booking form must make the cancellation in writing. The following cancellation charges will apply:

More than 8 weeks before rental start date.......................Deposit forfeited

Between 4 and 8 weeks before rental start date ...............50% of total cost forfeited

Less than 28 days before rental start date........................100% of total cost forfeited

Amendments. Alterations to a confirmed booking can be make at the owners discretion at the guests request. Any increases in rental (i.e. extended stay or seasonal rates) will be charged accordingly. Changes need to be notified in writing by the person who signed the booking form together with any increase in rental.

Arrival / Departure. The rental commences at 4pm on the day of your arrival and ceases at 10am on the day of your departure. The property will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes. Bed linen and towels are proved. Our management company carries out lawn and pool care. A telephone is available for your use in the house. USA and Canada calls are free of charge, but you will need alternative arrangements for international calls. There is no restriction on incoming calls.  Super fast broadband is included and available within the property.

Late checkouts.  Late check out can be arranged if there are no new guests arriving on that day.  There is a small fee subject to the time of the agreed late checkout.  Please let us know as soon as possible as late checkout cannot be guaranteed.  If no late checkout has been arranged, the property must be vacated by 10am on the morning of departure.

Security Deposit. A security deposit of £200 will be taken at the balance payment stage in case of breakages or damage to the premises or contents and any cleaning costs necessary in excess of those normally incurred on the departure clean. Once our local management company have confirmed they have checked the property the £200 will be refunded.

Please respect our community and our neighbours.  While we want you to enjoy your holiday please be aware that the community has many full time residents. We ask that you please keep music and noise at an acceptable level during the day and especially after 10pm.  Please use the driveway for parking your car/s and please avoid parking on the road or curb side at all times.  As mentioned under 'Bookings' only persons named on the booking form are permitted on and in the property.  Under no circumstances are parties allowed.  The Golf Course is privately owned and complete separate from the rest of Highlands Reserve, therefore please do not walk across the golf course grounds.

Force Majeure. The owners or local management company cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay, please contact our management company.

Liability. The owners or local management company do not accept any liability whatsoever for death, personal injury, accidents, loss of damage to persons or personal effects however caused. Please bear in mind that the villa is situated on a community that consists of both residential and vacation homes. Therefore the owners or local management company cannot be held responsible for any construction or alterations to existing properties or any noise as a result thereof on or around the housing development.

Security during your stay. We have taken measures to ensure the safety and security of our guests while at the villa.  There are actions you can follow to keep the property and your belongings secure during your stay.

  • All windows and doors are closed and that doors are locked when leaving the property.

  • The front door and internal garage door is locked when spending time around the pool.

  • Please ensure all valuables (including travel documents) are locked away in the safe provided.

  • Set the alarm every time when leaving the property.

  • Consider leaving a light on if returning after dark.

  • Children must not be left unattended at anytime.

  • Keep vehicle locked at all times.

Pool Heating. Offered between the months of October and April only. If pool heating is required this must be requested at the time of booking. This is an additonal charge and this must be paid for with the final balance. In the event that the pool heating has been requested and paid for, the owners or local management company cannot guarantee the temperature of the pool, as this will vary according to various factors, the main one being the prevailing weather conditions.

Inventory Items. No inventory items may be removed from the house. This includes linens and towels (beach/pool towels can be taken out, but must returned in the same condition). Any breakage or damage must be reported to the local management company immediately.

Description and Information. We endeavour to provide an accurate description of and information about the property. We cannot be held responsible for errors or misrepresentations made which are beyond our control. We accept no responsibility for and shall not be liable for failure of equipment in the rental property (including pool heater), nor for the breakdown or withdrawal of facilities on the development. Any failures of equipment should be reported to our local management company and they will make every effort to rectify the fault with minimal delay.

Insurance. Guests are strongly recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accidents, sickness and damages.

Documentation. All passports, visas and health certificate requirements are the guests responsibility. We accept no responsibility for any delay or expense incurred through any irregularity in such documents. Any cancellation made due to the inability of the guest to conform to such requirements will be subject to the stated cancellation charges.

No Smoking Policy. The owners would be grateful if you would respect their no smoking request.

Pets. Pets are not allowed on the premises under any circumstances.
